You are hired early and judged late
Decisions with the largest performance effect — orientation, massing, envelope strategy, system type — are made in the first weeks. A consultant brought in at construction documents is limited to documenting what was already decided, which is why timing determines your value.
Three distinct services
Certification management, which is documentation and coordination. Energy analysis, which is modelling and design support. Verification, which is commissioning and testing. Most practices do one well and subcontract the others; deciding which is yours is the first strategic choice.
Owners buy outcomes, not points
Owners want lower operating cost, a marketable asset, a code approval, or a tax or incentive benefit. Certification is usually a means to one of those. Selling the point total rather than the outcome is why many consultants struggle to justify their fee.
