Most building technology is sold by whoever is in front of the owner at the time, in isolation from everything else in the building. The result is a collection of systems nobody can operate together.

Systems bought individually do not integrate

Access control, lighting, HVAC controls, metering, security and occupancy sensing arrive on different projects from different vendors. Each works alone, none share data, and the owner ends up with several separate interfaces and no overall view.

Proprietary lock-in is the default outcome

Systems that only the installing contractor can modify, licences that must be renewed to retain access, and data that cannot be exported leave the owner without leverage on every future change. This is rarely explained at purchase.

Owners cannot evaluate the claims

Vendor proposals are technically dense, mutually incomparable, and full of capability that will never be used. Owners know they cannot judge them, which is exactly the gap an independent specifier fills.

Action step

Inventory the separate systems in one building, note which vendor controls each, and identify what data crosses between them.
