Course curriculum
Module 1: Commercial system types and how air/water moves
Build the mental map first: packaged rooftop units, split DX, VAV systems with reheat, chilled/hot water plants, and air handlers.
Module 2: Operating rounds and readings that mean something
Rounds are only valuable if the numbers are interpreted.
Module 3: Preventive maintenance: the core tasks
The PM work that actually prevents failures: filter programs (MERV selection, change triggers), belt inspection/tension/alignment, coil cleaning methods by coil type, bearing lubrication discipline (right grease, right amount, right interval), damper and linkage checks, and condensate management.
Module 4: Building automation systems (BAS) for operators
Covers what’s actually on the graphics: setpoints vs.
Module 5: Troubleshooting comfort complaints
A systematic method for ‘too hot/too cold’: verify the complaint with a measurement, check the zone (thermostat/sensor, VAV box damper and reheat, airflow at diffusers), then move upstream (AHU discharge temp, static pressure, plant supply temps).
Module 6: Water treatment, safety, and operating logs
Covers cooling tower and closed-loop water treatment basics (what the chemical vendor’s report means, Legionella awareness, blowdown), boiler safety device awareness (low-water cutoff, relief valves — test awareness, not just existence), refrigerant handling awareness and EPA 608 context, LOTO fundamentals, and the operating log/CMMS discipline that makes a tech promotable.
